Frequently Asked Questions

PKB specializes in professional handover inspections of apartments from developers, technical property inspections before purchase, and the identification of construction defects. Our main focus is property handover inspections in Prague and the surrounding areas, as well as the assessment of renovation and finishing quality. We carry out a visual and instrumental inspection of the property, record all identified issues, prepare a defect report, and help the client protect their interests when dealing with the developer.
Yes. PKB employs a team of 10 highly qualified specialists with university degrees in construction engineering and many years of practical experience in the construction industry. Our experts are well familiar with building standards and regulations, are able to identify both visible and hidden defects, and check the quality of finishing works, technical systems, windows, doors, walls, floors, and other elements of the property.
PKB carries out technical inspections of various types of real estate, including apartments in new developments, apartments on the secondary market, apartments after renovation, private houses, and commercial premises. Our specialists can also perform follow-up inspections after the developer has corrected defects, assess the quality of reconstruction or repair works, measure indoor humidity levels, and evaluate the condition of technical and engineering systems.
Our main area of operation is Prague and the surrounding region. This is where we most often carry out apartment handover inspections in new developments and technical property inspections. We also consider travel to other cities across the Czech Republic upon prior agreement. It is best to submit a request in advance so that we can arrange the inspection date, route, and format.
The duration of the inspection depends on the size of the apartment and the number of defects identified. On average, the inspection takes: up to 40 m² — about 1 hour, up to 70 m² — about 1.5 hours, up to 100 m² — up to 2 hours. If a more complex inspection is required, for example before purchase or when a large number of issues are identified, the inspection time may increase.
Yes. After the inspection, the client receives an inspection report in electronic form (PDF format). This document records all identified violations, defects, deviations from building standards, and remarks regarding the quality of the completed works. Such a report helps you communicate with the developer or the seller regarding the correction of deficiencies.
A property inspection before purchase helps identify hidden defects, technical issues, problems with engineering systems, shortcomings in finishing works, and other risks that may affect future repair costs and the safety of using the property. An independent technical inspection allows you to make a decision based not on visual impressions, but on the actual technical condition of the property.
The cost of a technical property inspection mainly depends on the type of property (apartment, house, or commercial premises), the condition of the property (new development or secondary market), the size of the property, and the need for additional services. The PKB website features a convenient cost calculator where you can enter the property size — from 50 m² to 500 m² — and select the type of real estate.
To order an apartment or house inspection, simply leave a request on the PKB website or contact our manager by phone. After that, we will confirm the property address, the type of real estate, the preferred inspection date, and the inspection format. At the agreed time, a specialist arrives at the property with all the necessary equipment, carries out the inspection, and then sends the client the report in PDF format.
PKB is a team of dedicated specialists with higher education in construction and practical experience in the building industry. We do not simply inspect a property — we carry out a full technical inspection, record all identified issues, and provide a clear final report. Our clients choose us for our professional approach, transparent process, PDF defect report, and the real value we provide to buyers and property owners.
