Technical investor supervision (TDI)

We oversee the quality of construction work and protect your investment.

TDI ensures independent oversight of the construction or reconstruction process. We represent your interests and ensure all work complies with project documentation, the contract, and applicable ČSN standards. We monitor quality of execution, flag errors during the build and help prevent them before they cause additional costs.

As part of TDI we provide:

  • quality control of ongoing works
  • supervision of compliance with project documentation
  • verification of compliance with ČSN standards
  • inspection of materials and technologies used
  • attendance at construction site inspection days
  • documentation of identified deficiencies
  • communication with the construction company and proposed solutions

Thanks to technical supervision you can be sure that:

  • work is carried out correctly and to a high standard
  • errors are caught in time, not after completion

Process of work

Frequently asked questions

Inspection of window and door structures; checking engineering systems (ventilation, water, sewage, electricity); examination of walls and floors; inspection of finish quality; preparation of an inspection report. Additional services such as floor plan or legal services can be ordered.
You will receive a properly prepared inspection report (defect list) with construction defects identified during the handover. The report is sent to the client electronically in PDF format.
Everything depends on the size of the apartment. On average: up to 40 m² — 1 hour; up to 70 m² — 1.5 hours; up to 100 m² — up to 2 hours. Over 100 m² — at least 2 hours.
It is best to submit a request one to two days in advance. If you need an urgent inspection, we can often come the same day.

What do our inspectors check for in the finished new building?

Windows and doors

Cracks, chips and scales. Sash-operating mechanism. Weather-stripping and caulking around windows.

Floor and walls flatness

Checking walls covering on deviation from the vertical plane. Checking floor covering on deviation from the horizontal plane.

Ventilation

Checking the functionality of natural ventilation. Checking the functionality of mechanical ventilation.

Electricity

Testing all the outlets and making sure there are functional ground fault circuit interrupters (which can protect you from electrocution, electric shock, and electrical burns). Checking your electrical panel for any safety issues.

Plumbing

Our specialists will inspect your pipes and lines, looking for leaks, damaged fittings, or other potential problems. Checking the water meter.

Others

Checking exterior mechanical defects. Deficiencies made in the course of cladding, installation.

Quality of finishing works

Walls finishing, plastering, paneling and painting (calking, wallpapering etc.) works. Quality of laminate flooring.
